The F1 Team of Integrated BIM

The game-changing promise of digitization in property development is to impact the bottomline. This means reducing waste, saving time, optimizing efficiencies and improving quality. The messy reality is that digital standards across stakeholders don’t always match. Methods of delivery are inconsistent. For a developer, digitalization can feel like a bumpy ride of unmet expectations.

Gradually, property developers are wanting to step into the driving seat and steer their digital investments to a winning outcome.

This can be confusing territory. Tech solutions saturate the construction industry. Established property developers and consultants alike are rattled with confusion and hesitation on which new technologies to adopt. Investments in isolated digital solutions quickly meet roadblocks in implementation ... and often result in u-turns back to traditional methods. Lennard Ong, Director of Projects shares, “Investing in isolated solutions is like buying an expensive F1 car, but driving under the speed limit. You spend a lot of money, but the potential is not realized. It’s a common waste we see.”

"Developers face big questions - "Is this the right time? How do I get started? Does this make business sense?" Delivering on the promise of digitization to boost your bottom-line is where Digital Matter excels. Ong says, “Winning the F1 takes more than a fast car. We have invested in technology, people and processes to seamlessly work together with developers to produce faster, smarter results."

Digital Matter fills this need with their Integrated Design Development services. The aim is to optimise architecture, structure and MEP at the design stage so overruns during construction are minimised.

When you integrate, a project accelerates. You save time and effort. It’s a strategic investment with positive impact on all fronts.

“For developers, any investment should make sense in the short, middle and long term.” states Ong. “Right now, this doesn’t always happen because of gaps in delivery and traditional silos. Our answer is simple: When you integrate, a project accelerates. When you integrate across architecture, structure and MEP, you save time and effort. It’s a strategic investment with positive impact on all fronts.”

To achieve this, Digital Matter is powered by in-house architects, civil engineers, M&E engineers, programmers and project managers. Every Digital Mattermatician is digitally-savvy and construction-smart. “What this means to developers is immediate benefits from digitalisation without the headache. There is assurance that all the technicalities are taken care of by an experienced interdisciplinary team,” states Ong. “With everything integrated, Digital Matter develops and maintains BIM as the project`s “one-source-of-truth” to deliver bill of quantities, construction documentation and, also, the inevitable design changes to stay relevant to marketing trends.”

“Front-end, clients get project dashboards and BIM model viewers that are easy and accessible. Because it’s accessible, all stakeholders get to join in,” shares Ong. “Proven workflows connect the stakeholders across project stages. We facilitate the coordination meetings and steadily steer the project towards construction-ready status.”

Digital Matter’s holistic, hands-on approach has proven itself successful for Asian developers.

As an example of the effectiveness of Digital Matter’s solutions, Ong cites a case scenario. A client was trying to solve coordination and documentation issues for a three-million sqft mixed-use project. By engaging Digital Matter, the developer experienced a 300 percent acceleration in RFI closures. They reduced their team size threefold. Time and cost savings were experienced on many fronts. It’s no surprise that Digital Matter was engaged to continue for all later phases of the development.

“Digital Matter’s integrated services are engineered to make digitalization easy, useful and, most importantly, impactful for all project stakeholders," shares Ong. "Going digital is more than software. Its experienced teams and proven processes working together. The sooner you get this right, the more you stand to gain for your business."
